Do home inspectors make repairs?
No. Pueblo Home Inspections believes it is unethical to do the inspection as well as repair work. There could be nothing wrong with the house, and the inspector might say that there is, just so he can get additional work for fixing a bogus defect.What should the sellers do to prepare the home for the inspection?
Pueblo Home Inspections does not
inspect cosmetic items, but it's always a good idea to paint any walls that
are in need of it. Dirty dishes and excessive storage and clothing on floors
is best put away to allow the inspector the opportunity to do his job. If
there are problems the seller is aware of that are defective, it is in that
seller's best interest to have them repaired or have a qualified and
competent contractor repair the item BEFORE the inspection. Make sure that
all utilities are on at the house. This will prevent an unnecessary
re-inspection of all utilities that are not on at the time of the
inspection. If there is an evaporative cooler on the property, have it
operational at the time of the inspection. Home inspectors do not operate
any item that is not in working condition at the time of the inspection. Be
sure that all doors or electrical panels can be accessed at the time of the
inspection. Locked panels and locked utility doors prevent inspection of
items behind the door.
